How tall will the cottages be?The two-story cottages will have a maximum height of about 40 feet, which is 10 feet lower than the allowed maximum and is compatible with the heights of surrounding residential homes.

How are you handling parking?The parking is located at the rear of the site, so as to be largely screened from view of W Old Baltimore and Ruby Drive, as well as the surrounding residential neighborhoods.

Will there be a shuttle service for residents?We will have two 14-seat vans for off-site excursions including shopping, medical appointments, and social events.

Where and when are deliveries made?Major deliveries will take place on Mondays and Thursdays during off peak hours. Loading and unloading will take place in the surface lot on the south end of the property at the Community Center.

What is the approval process?Our first step is to submit a Conditional Use application to the Montgomery County Planning Board. The Planning Board will hold a public hearing and vote on a recommendation, which it then transmits to the Montgomery County Office of Zoning and Administrative Hearing. No more than 30 days after holding its own public hearing, the OZAH Hearing Examiner will issue a decision on the Conditional Use application. After the Conditional Use application is approved, we will submit a Preliminary Plan application to the Planning Board. This focuses on infrastructure and looks at capacity for general building locations, utility management, storm water/sewers, forestry, circulation and traffic. The Planning Board will hold a public hearing and vote on the application.
